AUCTOR VERNO SPOTLIGHT BUILDING PROJECT

 

30 Lewis Street, the former University Club of Hartford, is being rehabbed into office space by Lewis Street Partners, LLC, a Hartford real estate development firm headed by Adam Cloud and Claude Brouillard. They plan on increasing the property's value by implementing various aspects of sustainable design such as a green roof top, energy efficient heating and cooling system and a recycling and re-use program.
Green Roof Top Update - The Membrane

The roof’s membrane has been replaced with an eco-friendly Carlisle SynTec Roofing membrane. The base of the roof has now been established and a green rooftop will be placed on top of it. The Sure-Weld® TPO Membrane is used for low-slope roofs and steep-slope roofs and can be used for residential or commercial structures. The system is mechanically fastened and fully-adhered. The benefits include high reflectivity; it’s made from recycled content and is recyclable. The material also reduces heat island effect and optimizes energy performance.
Demolition, Remediation and Renovation
October, 2006

30 Lewis Street is starting to take shape. The owners are very excited about the progress and have tried to be green in the process. The demolition of certain floors has taken place and the renovation has begun. The property has also gone through some environmental site remediation and has been given a clean bill of health.

Special attention is being made to keep as much of the existing structure’s present features as possible. This is being done due to the building and most of the block being on the National Historic Registry. The owners are very sensitive to the building’s historic significance and are working with historic commissions and agencies to stay compliant.


Recycling Re-use
Ongoing




As part of the demotion phase, most of the building’s waste material is being co-mingled and commodities are separated out at the land fill. However, metals have been put to the side and will be disposed of through a metal dealer for reuse. The photos above show saved bricks that will be re-used, the metal collection area and the original wood panels from the entrance way foyer that will be re-used.

 

Adam Cloud state’s, “ With over 50 windows we want to capture that natural day lighting and have it work in combination with the new HVAC system we’re installing. We are also interested in saving as much of the wood treatments as possible. It adds to the integrity and look of the building and if we can reduce our costs through reuse of existing materials, we would rather do it that way.

“With materials reuse and a high performance heating and cooling system, we will make the building very cost effective while creating a clean work environment for our future tenets. We are very proud of this place and as we install modern technology and use good eco-friendly materials, we still want to keep the look and integrity of this once grand meeting place of Hartford.”

Run-off and roof top gardens will also enhance the property's value and look. The future tenents will be greated by a pleasant entrance way and, during the warm months, will be able to picnic on the roof in a park like atmosphere.

 

This is the view of downtown Hartford from the roof. This project will be one of the first existing buildings in Hartford to be rehabbed green. In the months ahead we will use this space to diary for you the buildings progress. Stay tuned for more to come.
